Log and manage maintenance requests across your property portfolio, from report through to completion. Costs and status are tracked per property, so upkeep is planned and tenants are kept informed.

Logging a request

  1. Go to Property β†’ Maintenance and click New Request.
  2. Pick the property.
  3. Describe the issue as the tenant reported it.
  4. Set the priority. Anything affecting heating, water or safety is urgent, not routine.
  5. Save.

Working the request

Update the status as it progresses β€” reported, in progress, completed. Record the contractor and the cost against the request so the property's running cost is real rather than estimated.

Why cost per property matters

Maintenance cost against a unit, over time, is what tells you whether a property is genuinely yielding what it appears to. A unit with high rent and higher upkeep can be your worst performer.

Keeping tenants informed

Most maintenance complaints are about silence, not speed. Update the status when it changes and the tenant has something to see.

Tip: Log everything, including small jobs done in-house. A portfolio's maintenance picture is built from the small recurring items, and those are the ones that never get recorded.
