What a property record holds
Your property portfolio lives here. Each record holds the address, type, rent and configuration of a property, and links to its tenancies, rent payments and maintenance β so everything about a unit is in one place.
Adding a property
- Go to Property β Properties and click Add Property.
- Enter the full address including postcode.
- Choose the type β flat, house, commercial unit and so on.
- Record the configuration: bedrooms, bathrooms, floor area as relevant.
- Enter the market rent.
- Save.
What links to it
- Tenancies β who occupies it, for what term, at what rent.
- Rent payments β what is due and what has been received.
- Maintenance β requests logged against the unit.
Open a property to see all three together, which is the view you want when a tenant calls.
Keeping records current
Update the market rent when it changes. Rent on an existing tenancy comes from the tenancy record, not from here, so changing it does not alter what a sitting tenant pays.
Tip: Enter addresses consistently, including the postcode. Inconsistent addressing is what makes a portfolio impossible to search once it passes about thirty units.
